Genusszentrum, Kaiserreich Kiefersfelden Business Park

The “Genusszentrum” – the “Center of Taste” – is an elegant meeting place at the heart of a popular region between Bavaria, Tyrol, and Salzburg. The imposing Kaisergebirge mountain range was a source of inspiration: The construction method and sustainable energy concept align perfectly with the characteristics of the region.

Unterberger Immobilien launched the “Kaiserreich” Business Park, the largest real estate project in the company’s history, with the aim of improving the quality of work and life in the region.
The masterplan for the ambitious project was drawn up by ATP architects engineers in cooperation with the real estate consultants Redserve. The team from ATP Innsbruck was then commissioned with the integrated design of the Genusszentrum – the central and largest element of the business park. 

Sustainability
Ecological and social sustainability played a major role in the design process from the very start. This is reflected in the particularly resource-friendly and energy-efficient building services: The building makes no use of fossil fuels and key elements of the technical infrastructure include an extensive photovoltaic plant, which provides a largely autarkic electricity supply, and a groundwater heat pump, which supplies the heating. In addition to this, the mechanical ventilation with heat recovery ensures high levels of energy efficiency. Further measures include minimal soil sealing and the extensive planting of the roofs and parking areas. And e-charging stations are available to visitors.

The mountains as inspiration
With its light and open architecture, the Genusszentrum sets new standards and combines expertise and good taste to create a harmonious whole. The use of natural materials ensures that the surrounding Alpine landscape of the Kaisergebirge can be clearly read in the facades of the building. Wood plays a particularly central role. Large areas of window open the building to the outside, offering harmonious views both in and out. 

Fine taste & entertainment
The design of the Genusszentrum paid particular attention to the ideal combination of the various uses. The new building offers an attractive mix of restaurant, office, and retail space, a chemist, and indoor attractions for young and old – including a world of activities for children.
