Cinema with Retail

The competition project proposed an unusual solution: The building for cinema and retail use marks a new urban hotspot and enjoys high levels of functionality and sustainability. Particularly striking features include the language of the architecture, which opens in every direction, and the structure, which almost enables the pavilion to float above its extraordinary natural setting. 

In dialog on every side
The redesign of a popular gateway to the town of Eckernförde envisaged the replacement of an existing skate park with a new building containing a cinema and a supermarket. The site forms part of the green landscape between the Baltic Sea and the Noor, a lake. Thanks to a slight setback at ground-floor level, the 16-meter-high building appears to “float” above the park. The result of this reserved gesture is that the pavilion merges harmoniously into its green surroundings.
The pavilion should form an attractive connection between the park and the town and generate added value for visitors. In order to make optimal use of the special location, ATP opted for the form of a square pavilion, which – having no rear facade – communicates in every direction.

As both a supermarket and a leisure facility, the new building plays an important role in the public life of Eckernförde. It was important for us to create an inviting and accessible building that also offers the opportunity to enjoy the views of the surrounding area.

(Environmentally) friendly
In addition to a high level of functionality, the concept is also notable for the high quality of its sustainability measures. A low-emission structure with a high proportion of timber, comprehensive ecological measures, and the integration into the public life of the town represent a balanced combination of environmentally friendly, resource-saving, and social factors. The flexibility of the spatial divisions ensures sustainable use options while the incorporation of ways of dismantling and recycling the building should guarantee its environmentally-friendly reprocessing at the end of its life. In order to create synergy effects between the various functions in the pavilion, the integrated design process also enabled us to coordinate the building services plant so that, for example, the exhaust heat from the chillers can be used to heat the building in winter.

3 functions, 3 structures
Three different uses with different floor heights and structural solutions are combined in the pavilion. This ensures its dynamic appearance: Large areas of glazing define the ground floor with its retail spaces. The airy mezzanine is home to the parking deck. And, above this, one finds the cinema level with its surrounding terrace, which is connected to the park via freely accessible open flights of steps.
