On the northern railway grounds in Rosenheim, according to our plans, a vibrant and sustainable urban quarter is being created for young and old, including an extensive greening concept. A striking, 40 meter high office tower ensures a distinctive entrance situation to the city.

Multi-use quarter
The repurposing of the decommissioned freight and marshaling yards offered the city a one-off opportunity to develop an attractive mix of uses on a site in a key urban location that is close to the city center. Our competition-winning concept from 2018 adopts a modern urban planning trend: It substitutes the strict separation of functional units with a focus on rich synergies and dynamic, multi-generational exchange.

From pocket parks via vertical gardens and up into the sky forest
The comprehensive planting concept, within which all the buildings are embedded, is the unifying element of the quarter. Calm internal courtyards, green roof gardens, high-quality open areas, and the pocket parks behind the solid perimeter blocks create premium public space. One eyecatcher with a positive side effect is the vertical planting of the facade of the quarter’s parking garage: The reverberation period reduces sound pollution and, hence, improves the quality of the area for locals and visitors alike. All the different users of the individual buildings, which range from student accommodation to retirement homes, benefit from the variety of communication and meeting spaces. Another highlight is the “Sky Forest” on the stepped-back roofs, which is planted with plane trees and other vegetation: a calm, central oasis set in vibrant surroundings.

Multi-functional and multi-generational
The concept adopts the existing, mixed urban structure of the city of Rosenheim and of the location, which consists of three plots at a transport hub between Brückenberg and Münchner Straße. The 40-meter-high office tower and adjacent richly-planted parking garage act as the gateway to the quarter for those approaching from the west. As an “outstanding” location, it combines ideal working conditions with views across the city and towards the Alps. It is planned to build two efficient perimeter blocks with generous atria. These will be occupied by local retailers, a hotel, and multi-generational accommodation, including 142 student apartments, 44 apartments for seniors, and a care facility for 81 residents.
