Consulting

Each project is as unique as the requirements that it is designed to meet. This is why we, as the leaders of the integrated design process, cooperate so closely with our sector-specific consultants.

In this way, we ensure that our buildings are successful over the long term and support the functions and needs of their users throughout their building lifecycles.

More about redserve

The expertise of our consultants ensures that we base our integrated design on a carefully defined ordering quality so that we can offer our clients the best conditions for taking well-founded decisions during the realization process. Buildings must be crisis-proof and rise in value in order to remain attractive over the long term.

This is why professional preparation is essential – before the detailed planning begins. We draw up informative analyses and studies that focus on the location and the core process that should take place in the building as well as cost-effectiveness and feasibility. A clearly defined ordering quality and holistic project strategy allow us to create solid foundations for the entire design process, all with the objective of ensuring a long period of use. This enables us to guarantee long-term success – even before the building has been built. redserve’s real estate experts help our clients to take the right decisions, from development, via planning, to the operational start. Our comprehensive advice and our detailed expert consideration of all relevant factors ensure that our buildings will remain economic and ecological in future.

  • In order to identify the opportunities and risks of a planned real estate project, our consultants draw up detailed location & market analyses about, for example, infrastructural issues, competition factors, and the strength of the local economy.

  • The development of marketing strategies, the identification of potential purchasers or tenants, and contract negotiations help to ensure successful utilization.

  • We calculate substantiated feasibility and profitability factors so that we can make a solid assessment of the economic potential of the building.

  • Our value-add strategy includes the proposal of measures that are targeted to sustainably increase the value of a building – such as refurbishment, modernization, or repurposing.

  • We carry out legal, financial, and technical checks of buildings in order to determine potential risks and, hence, offer a transparent basis for taking decisions.

Project development

Holistic project development

We accompany our clients from the development to the realization of their project.

The development of a real estate project is a complex and multifaceted process. We support our clients with our experience and market understanding and the right tools in order to efficiently ensure the success of their project.

Bespoke solutions for holistic projects

We offer comprehensive advice and support in the development of projects in the production, office, retail, entertainment, teaching and research, housing, health, and tourism sectors. Our approach is based on precise analysis and the development of tailor-made solutions that pursue both economic and sustainability objectives.

We accompany our clients from the initial idea to the successful realization, guaranteeing the complete consideration of every aspect of a project. Our close cooperation with all relevant stakeholders ensures that a project is completed on time and to the agreed budget. With our many years of experience, our expertise, and our track record of success, our clients trust us to transform their vision into a successful end product.

The use of a building is concretely defined by the real estate development process. The masterplan then comprehensively addresses all spatial and functional aspects.

  • Major building projects that comprise a number of connected properties demand particularly well-thought-out integrated design. Our consultants have the necessary knowhow to ensure that this process is efficient and targeted.

  • Before the actual start of a project we carry out a fundamental needs analysis in order to identify the requirements and framework parameters of the real estate project. In doing so, we address the needs and requirements of the users as well as all other relevant factors that have to be integrated into the project. Target Value Design and Early Procurement offer our clients the necessary certainty for making decisions.

  • We take care of all the necessary approvals for a project and work closely with the responsible authorities. Our objective is to ensure that the project can continue according to timetable and without delays.

  • In order to ensure that a real estate project is designed to be sustainable and environmentally-friendly, we integrate concepts that safeguard its positive long-term contribution to the environment.

Josef Liegl, Managing Director of Redserve, a subsidiary of ATP architects engineers.

One can only design and build excellent buildings when the needs of the client and the market are visualized together in a holistic product concept. We help our clients to optimally develop these requirements in order to save resources and maximize the cost-effectiveness of their projects.

Masterplanning

Our strategic tool for the development and use of real estate resources

More about foodfab

Our masterplans connect our clients’ strategic objectives and ideas with concrete building measures.

At ATP architects engineers, we pay close attention to the early project phase, in which the detailed integrated design has not yet begun. Because this is where we can have most impact on the costs, quality, and sustainability of the project across its entire lifecycle. In this process, the masterplan is a central strategic document, which defines short-, medium-, and long-term building measures. These measures must be perfectly aligned with our clients’ objectives. ATP draws up a masterplan as the final phase of the operational planning service delivered by our consultants. If no such consultancy service is required, the masterplan is directly produced by the relevant ATP design office.

Whether you are developing a city, a district, a location, or an individual building, the masterplan provides clear guidelines for a design and implementation process that conforms with the client’s strategy. Our objective is to use the masterplan to ensure a sustainable and coherent development that is aligned with the current and future requirements of the project. In order to retain its strategic value, the masterplan is regularly updated and adapted in line with new requirements.

  • In the case of both greenfield and brownfield projects, records must be made of all existing buildings, infrastructure, and green spaces. We analyze the demographic, economic, and social structures of the current project, investigate the current use, and record all relevant ecological factors.

  • We use this recording of the current situation to define target requirements. This process includes the determination of future uses and functionalities, the definition of sustainability targets and requirements for the constructional and design quality, and the agreement of social and economic objectives.

  • The shaping of the ideal diagram includes the planning of the optimal layout of buildings and open spaces as well as the drawing up of an ideal transport and footpath network. We also integrate green and leisure zones that incorporate sustainable and innovative concepts.

  • These take into account a range of scenarios and realization options, including aspects of economic and technical feasibility and the alignment with legal and statutory requirements. We also emphasize the creation of flexibility for future adaptations, expansions, or developments.

  • This brings together all results and findings. The masterplan provides a basis for making decisions about all further steps in the development process. It encourages transparent and well-founded design.

Operational and process planning

Future-oriented operational and process planning

We plan economically and ecologically sustainable operations

Today’s production facilities must be planned to combine financial profitability with ecological and social responsibility. This is exactly where we apply our expertise in operational and process planning.

An operating facility must be able to optimally support its core process. We lay the cornerstone for this in the early planning phase by working closely with our operational and process planning consultants. In order to design an optimal building, we must first be acquainted with and fully understand every detail of this core process. Comprehensive analysis allows us to identify weak points, potential for improvement, and synergies, and, hence, plan more efficient processes.

In addition to economic performance, ecological and social factors also play a decisive role in the long-term success of a facility.

Well-planned operational processes increase productivity and promote the well-being of employees. Our consultants take into account the trends and challenges on the market so that our clients are able to react flexibly. We consider buildings across their entire lifecycle in terms of economic responsibility and viability. By doing so, we offer our clients the opportunity to make sustainable decisions that contribute to their long-term corporate success.

  • Efficient and bespoke operational systems support the core process of a facility while maximizing productivity and machine usage and are the lever for the long-term saving of costs and resources.

  • The organizational layout of a facility, including the perfect arrangement of machines, ergonomically designed workplaces, and the optimal flow of materials and people, enables maximum comfort, safety, and efficiency to be guaranteed.

  • Reliable operational processes provide a high level of operational certainty and minimize the risk of errors and accidents while ensuring the maintenance of high standards and high quality.

  • Modular and, hence, adaptable production processes can be efficiently and sustainably altered to meet the needs of a changing market, to introduce new products, or to reflect new requirements and conditions.

  • In order to make a facility fit for the future, any potential developments, expansions, and modifications should be addressed during the planning phase.

We always plan from the inside out. This is because the most important requirement of a building for the food industry is that it supports the operating technology - and not the other way round.
