BORA Factory in Niederndorf/Tyrol

Vertical instead of horizontal: The new production facility by BORA organizes the manufacturing process compactly on multiple levels. Compared to traditional factories, this saves approximately 60% of floor space. Together with the energy-efficient building services engineering and the biodiverse designed open spaces, the factory is well-equipped for the future.

In Niederndorf, Tyrol, the kitchen appliance manufacturer BORA is planning its first in-house production facility. When designing the new factory, we took an unconventional approach: In order to minimize the use of space, the production process was organized vertically. Manufacturing, assembly, testing, and inspection are intelligently linked on multiple levels. This results in a space savings of around 60% compared to traditional horizontal production lines.

Taking Responsibility for the Environment
The new factory also sets a sign in terms of energy. In addition to thermal groundwater use for heating and cooling, measures include heat recovery, energy-saving LED lighting, and efficient drives for intralogistics. All measures aim to achieve the lowest possible energy consumption – with a focus on maximum cost-efficiency and long-term, sustainable use.

Embedded in Green Areas
A landscaped exterior with native plants promotes biodiversity, creates a pleasant microclimate, and offers valuable spaces for both employees and visitors. The facade subtly integrates into the surroundings through color schemes and material choices: Mirrored panels make the high-bay warehouse visually recede, while natural materials enhance the buildings for production, storage, and logistics.

Intelligently Connected
The approximately 20,000 m² production building consists of three functionally linked volumes: manufacturing, assembly and administration, as well as storage and logistics. A fully automated high-bay warehouse is directly integrated into the building complex. A gap between the multi-story work areas brings daylight into the depths and creates a visual impact.
