„Room for Downwards Growth“

Landmark in Bolzano: The Markas tower plays a powerful role in the cityscape and is notable for its flexible open office concept and a well-proportioned building volume, which can expand with the company – unusually – downwards.

The special location on the edge of downtown Bolzano demanded an unusual solution. As a result of this tight urban context we opted for an “upside-down approach” and, literally, designed the building from top to bottom: While the offices begin at around 20 meters above the ground, the volume below this is occupied by “open floors” and serves as a spatial reserve and a recreational area. The building can be expanded downwards at any time.

A workplace in a green setting
The energy-efficient office building convinces visitors with its well-thought-through combination of ecological and social sustainability. Thanks to the innovative interpretation of the development plan, the layout permits every possible working environment and office typology. The coherent and, in particular, efficient spatial concept is precisely aligned with the spatial needs of the individual departments. An open and intensely planted “garden étage” provides a biological air conditioning plant and an oasis of calm at around 14 meters above street level.

Every space was designed in the conviction that a pleasant and familiar working environment has a powerful impact on employee satisfaction. We are very proud to present this building today. It is a building that enables our employees to work even better and to optimize and increase the efficiency of their organizational processes.

Loadbearing structure in the form of a diamond
One prerequisite for this column-free and, hence, extremely flexible open-office concept are the massive V-shaped facade elements, which combine with the central technical and circulation cores to form the loadbearing structure. The intersections of this hybrid, reinforced concrete and cast steel structure support the entire building. This special facade concept ensures that the building has huge interior design flexibility and a particularly impressive daylighting illumination factor.
