
Schwabinger Carré, Munich
Urban living space
With the redesign and revitalization of Schwabinger Carré, a residential and commercial building from the 1970s was architecturally and functionally upgraded. Two standalone structures form an urban ensemble that combines diverse housing typologies with local amenities.








Following its remodeling and revitalization, the Schwabinger Carré, which dates back to the 1970s, now exerts a powerful influence over both the streetscape and the local rental market in its Munich neighborhood. During a first phase of construction, the client developed high-quality retail and office space in the northern part of the complex (Schwabinger Carré I). ATP architects engineers, Munich was then commissioned to provide integrated execution design services for a further building block that is subdivided into the concrete elements “Schwabinger Carré II” and “Flair Schwabing”.
Diversity within unity
The design – by Meili, Peter Architekten – is inspired by Munich’s Jugendstil villas as well as by Giuseppe Terragni’s “Casa del Fascio” in Como. The external façade of Flair Schwabing is characterized by natural stone cladding and numerous loggias. In contrast, Schwabinger Carré II is wrapped in a dark façade consisting of a composite thermal insulation system with horizontal green artificial stone strips, which is structured as a series of projections and recesses.
Hence, a special feature of the residential and commercial building is the combination of a monolithic appearance with the concrete division into two independent elements. Optically, the two elements are very different but they also combine to create an urban volume with a homogenous air.
The new residential and commercial complex is home to 104 rental apartments, 81 furnished urban micro lofts, and 14 city suites as well as a REWE supermarket. As a result, Schwabinger Carré II and Flair Schwabing offer a broad range of apartment types with a carefully crafted urban atmosphere. ATP architects engineers (Munich) was commissioned to provide execution design services by the general contractor HOCHTIEF Infrastructure GmbH.
