"Knitted" Bliss

The revitalization and expansion of an old knitwear factory into modern residential space including commercial and family-friendly open spaces is a vivid example of construction in existing buildings. The striking web structure of the balcony design recalls the textile history of the location

Living close to the center on Zentapark
The objective of the refurbishment and expansion of the former knitwear factory at Siebenbrunnen 21 was the creation of a modern residential complex in the heart of Vienna’s 5th District. We paid particular attention to creating high-quality spaces with large areas of greenery and to upgrading the special location on the edge of Zentapark. Our competition-winning concept of 2016 was notable for its respectful and responsible treatment of the existing buildings.

Making the past fit for the future
In order to save resources and exploit the potential of the existing neoclassical building, we maximized our use of revitalization. Although the complex was not listed, we were not permitted to alter the appearance of the oldest part of the building from the street. However, by insulating and refurbishing the windows of the street facade, with its life-size statues, we improved the energy footprint and residential quality. The strikingly modern design of the internal facade and its suspended balcony elements recalls the earlier knitwear factory.

By resembling woven textiles, the rows of balconies on the facade reflect the history of the location. And the parapets to these balconies, with their semi-transparent metal strips, deepen this textile association further.

Modern living spaces with historical charm
The project consisted of four components. Two buildings from 1912 and 1949 were remodeled and a vacant plot above the existing entrance to the underground garage was developed. The existing floor heights, which are typical for older buildings, were retained. Only one building from 1914 had to be demolished and rebuilt in order to increase daylight levels. A total of 165 freehold and 13 studio apartments and five commercial units were realized. The architectural layout of the roof levels maximized the building’s potential by creating well-lit spaces for all uses. A generous range of courtyards and islands of greenery creates space for urban gardening, leisure, and play areas for young and old.
