Lumis Living
Premium Housing for Students & Young Professionals
Located on the “Altes Landgut” campus of FH Campus Wien, this luxurious residential building offers 390 premium studios designed specifically for students and young professionals. The modern housing concept skillfully combines socio-cultural and ecological qualities—balancing urban living standards with a vibrant community. The building is aiming for ÖGNI Gold certification.
With the continuous expansion of FH Campus Wien—now Austria’s largest university of applied sciences—the demand for nearby, high-quality housing has steadily increased. After Viridis Real Estate acquired the site, including the already approved project by Thaler Thaler Architekten, we were commissioned to completely revise the existing concept, from the preliminary design to the functional tendering (GU+), as well as overseeing construction management and ensuring the quality of the execution planning.
More Space for Housing
As part of the design revision, spatial efficiency was further optimized. The goal was to maximize the number of rooms in the standard floors while maintaining spacious, high-quality common areas in the base zone. We achieved these layout optimizations by eliminating loggias and roof recesses from the original plans. Additionally, further rooms could be positioned in the basement through a new layout configuration. This allowed us to increase the total number of residential units to 390, including eight barrier-free studios.
Certified Comfort
Energy supply is provided through the district heating network of Wien Energie. A central heating system distributes warmth to individual residential units, with modern control systems optimizing energy consumption. A mechanical ventilation system ensures an optimal indoor climate by continuously supplying fresh air to all interior spaces. The system is equipped with energy-efficient fans, enabling controlled air exchange that effectively reduces humidity and pollutants. In public areas, exhaust air is discharged through roof vents. To further optimize energy consumption, energy-efficient LED lights, motion sensors, and lighting controls were installed. All electrical circuits are integrated into the building management system, allowing central monitoring and control of all essential systems.
Living, Learning, Laughing
The interior was designed to create a cozy, comfortable, and user-friendly atmosphere. This was achieved through a mix of carefully selected natural and recycled materials and biophilic design elements: green natural materials such as plywood, playful fabrics in warm tones, and contrasting textures like exposed concrete and polished ceramic tiles.
The spacious interior areas are dedicated to socializing and studying, radiating a youthful and inviting atmosphere. Indoor and outdoor spaces blend seamlessly. In addition, imaginative graphic elements and diverse furniture encourage creativity and social interaction.
