Environmentally-Friendly Luxury Destination

Prim Bay Resort in Primošten

A resort combining high recreational quality and sustainable principles was proposed as a way of encouraging the revitalization and touristic development of the area around Marina Lučica (“Maras” Bay) on the Dalmatian Coast. The heart of the concept was the creation of a traffic-free zone that is only accessible to electrical means of transport.

Landscaping and aesthetics
Prim Bay Resort is designed to merge harmoniously into the natural, rolling landscape. One key feature is the use of Dalmatian dry stone walls, which stretch, terrace-like, across the entire site and combine with the rich green of the olive trees to form a picturesque setting. The blending of traditional, typically local stylistic elements and modern design lends the resort a unique aesthetic that fascinates locals and visitors alike.

Stylistic elements
The architecturally ambitious building complex combines contemporary design approaches with traditional local elements. The interaction of natural materials and modern architecture establishes a consistent overall image that reflects the cultural identity of the region.

Traffic-free zone
One central concern during the planning of the resort was the reduction of the burden on the environment. To this end, the entire site was designed as a traffic-free zone, which can only be entered by electric vehicles. This underlines the commitment to sustainability while creating a relaxed atmosphere for the resort’s guests.

The design and realization of the project resulted from close cooperation between ATP Zagreb and the D&R Studio of ATP Vienna. This cooperation led to an architectural concept that enjoys broad support and positive feedback from locals, politicians, and the media. The construction of the resort began in the final quarter of 2020 and is now approaching completion.
